Periodic Inspection
A: Regulation 89(b) of SI 299 of 2007, as amended by SI 732 of 2007 applies to the workplace and requires that an employer shall ensure that existing electrical installations be tested by a competent person from time to time (periodically), that a report be completed and that all defects found during the testing and inspection be rectified promptly so as to prevent danger.
There is also other legislation in place, e.g. ‘The Housing (Standards for Rented Houses) Regulations 2008’. Its Regulation 13 states: Electricity and Gas – Installations in the house for the supply of electricity and gas shall be maintained in good repair and safe working order with provision, where necessary, for the safe and effective removal of fumes to the external air.
The Technical Guidance Document for the regulations states: The following will prove compliance with the Regulations: A current ETCI Periodic Inspection Report by a registered electrical contractor for the electrical installation in the house. The result of the tenancy inspection shall show a standard which requires that “no remedial work is required”.
Requirements for this type of testing:
Every electrical installation deteriorates with use and age. Therefor It is very important that every installation is periodically inspected and tested by a competent person. In order to maintain a safe and serviceable installation periodic inspection should be carried out at appropriate intervals
Letting and property management agencies are also required to conduct periodic testing in rented accommodation.

Reports
A clearly detailed report will be issued after inspection and testing detailing the results.
Appropriate measures should be made for any defects, damage and deterioration that may otherwise cause danger. Therefore all reasonable steps have been taking to ensure the safety of your electrical installations to maintain your premises and safety to all personnel.
Who is Periodic Inspection for
Health and safety regulation require that every type of electrical installation on every premises should be annually inspected as it must comply with the electrical regulations. Electrical installations must be well maintained to ensure the safety of the persons within them and safety of the building. Insurance companies are also requesting electrical inspections to be carried out annually. Failure to comply with these regulations could invalidate an insurance claim.
Reports provided on Periodic inspection
Upon completion of the inspection a report will be provided to you. It will include a full schedule of what was inspected, an assessment of the existing installations and there performance against the standards set out by the health and safety authority and electrical regulations of Ireland. The completed results will detail any defects found, what improvements and amendments need to be carried out and the reasons for defects and poor performance that were found.
